Preliminaries: All Engineered Drawings, Certification and Insurances.

Ground Level: Reinforced concrete slab, finished floor height approx. 250mm above natural ground level.

Semi-Elevated: Structural ply floor on a metal bearer and joist system approx. 600mm above natural ground level.

Structure:

  • Structural steel portal frame system with full height internal metal wall frames.
  • Colorbond Custom Orb ceiling on the rake with Aircell insulation and Zincalume Roof Cladding.
  • Colorbond Wall cladding with insulation to all external walls not covered by verandahs or carport.
  • Windows and sliding glass door as per sketch.
  • Gyprock linings with wet area board to the wet areas.
  • External waterproof ply door complete with Lock set and weather seals.
  • Redicoate to all others complete with passage/privacy sets and cushion catches.

Plumbing and Drainage: 1 x 1 ¾ bowl Kitchen Sink, 1 x dual flush WC, 1 x 45 Litre Laundry Tub and Cabinet, 1 x Hand basin,
1 x 900 x 900 shower base, 2 x External Hose Cocks, 1 x 50 Litre Electric Hot Water Unit, Waste Service to all points.
External Laundry. Septic System NOT included.

Electrical: 6 x 56” Ceiling Fans, 8 x 40 Watt Fluro Lights, 8 x Double Power Points, 2 x Porch Lights, 1 x 10 Amp Waterproof Power Point, 1 x TV Wire & Socket, 1 x Phone Point (Internal of House), 1 x Smoke Detector, 1 x Electric Hot Water Unit, Electric Stove PC Item $770. I put off building on my block at Dundee Beach because it was all too hard to co-ordinate, then I heard of Barclay Builders. After choosing the design all I had to do was select colours and tiles and they did the rest including my power pole and water tank.
